Why we walk the empty rooms with you
Once the last box is on the truck, we ask you to walk the unit with us before we leave. An empty room shows scuffs, gaps, and forgotten items that furniture was hiding an hour earlier.
This only takes a few minutes, and it means any question about condition gets settled while the crew is still there instead of turning into an email to the property manager weeks after we have already left town.
What we actually look at
We check the back of closets, behind doors, and on top of cabinets, since those are the spots a stray box or a forgotten coat hanger tends to hide until someone notices at the worst time.
We look at the walls for the marks our own dollies or furniture may have left, and we point them out rather than hoping nobody notices before the final inspection.
Carpet dents from furniture legs, dust rings under appliances, and cords left behind the refrigerator are the small things that come up most often on a rental walk-through.
Blinds with a bent slat, a missing closet door track, or a garbage disposal that was never run are easy to miss on a quick pass, so we take our time rather than rushing the last few minutes of the job.
Patch it yourself or call it in
Nail holes from picture frames and curtain rods are quick to fill with a dab of spackle and a fingertip, and most landlords expect a handful of these regardless of how careful a tenant was.
Larger marks, a chipped baseboard, or a door that no longer closes right are worth a call to a handyman before the final inspection, not after the keys have already been turned in.
Photos before you hand back the keys
We take a few phone photos of each empty room while we are there, angled to catch the floor, the walls, and the ceiling corners in the same frame.
Those photos are yours to keep. If the property manager raises a charge later, a dated photo from move-out day settles the question faster than anyone's memory of how a room looked.
Timing the walk-through around your lease
Most leases around The Colony and the surrounding towns expect the unit empty and the keys back by a set time on the last day, so we schedule the walk-through to finish with room to spare rather than right at the deadline.
If your new place is not ready the same day, tell us early. We can hold a partial load on the truck or plan a short storage stop rather than rushing the final walk-through to make a tight window.
A short list on the fridge the week before, covering the walk-through time, the key drop location, and who is meeting who, keeps the last morning calm instead of rushed.
